Rental Agreement for Blue Mist Cabins


IMPORTANT CHECK-IN INFORMATION:

The property is ready for occupancy at 4:00 PM Eastern Time.  


It is possible your cabin may be available earlier than 4:00 When you arrive in town, please call Cabin Services at (865) 774-0132, tell them your name and which cabin you've reserved, and the office staff will let you know if the cabin is ready so that you can check-in as soon as possible. We appreciate your patience during peak travel times.


FIRST PAYMENT:
A deposit in the amount of $200 is payable within 5 business days of when the reservation is made and will apply to your lodging total. 

 

FINAL PAYMENT:
The balance of your lodging payment is due 30 days prior to arrival.  Upon receipt of your payment, we will email you the welcome package PDF file with all the information you will need for your stay. 

  

CANCELLATION POLICY:  If you must cancel your reservation, the first payment and any advance payments received are refundable if you provide notice at least 30 days prior to your check in date.  A cancellation fee of $100.00 will be subtracted from your payment(s) and the balance returned to you with ten (10) business days.  

No refunds are given with less than 30 days notice for any reason, including weather, road conditions, Acts of God, mechanical failures at the rental, and health or personal reasons.   

We try to work with our guests whenever adverse situations arise, but we cannot guarantee or make promises that we will be able to re-book your dates.  If we are able to re-book part or all of your rental dates, we will refund you that amount minus the $100 cancellation fee within ten (10) business days.


TRIP INSURANCE:  Trip insurance can be purchased through the online reservation system or you may purchase a policy through another source.  We strongly recommend that you purchase trip insurance for your peace of mind, but especially during the winter months when weather may impede travel on mountain roads.  A Travel Guard policy is 7% of the total rental cost and a link to their site is found on your confirmation email.


REQUIRED:  IMMEDIATE NOTIFICATION OF PROBLEMS OR DAMAGE

If you find that something is not operating correctly, appears damaged or needs housekeeping attention, you agree to contact us as soon as possible.  We will make every attempt to repair or correct the situation as promptly as humanly possible.  If repairs are required, you agree to provide timely access to the property and any pets must be secured in their crate.  To report anything that needs repair or maintenance:

WATER OR ELECTRICITY OUTAGES:  If basic utilities such as water or electricity experience a lengthy outage of more than eight (8) hours, we will attempt to move your party to another cabin, if available.  If the outage continues or we are unable to provide alternate accommodations, we will refund the portion of your stay that is impacted by the outage.  These situations are rare but we want you to know that we will do everything possible to address the outage promptly with your comfort and safety in mind.  


INCLUSIVE FEES:  Your rental includes the set up the house with all linens and bedding.  You'll find a starter supply of toilet paper and paper towels.  We also provide hand soap, liquid dish soap, dishwasher detergent, and basic cleaning supplies. 


PET STAYS:  We offer dog friendly rentals, but all pet stays must be approved and appropriate fees paid in advance.  If we are notified by cleaning or maintenance that unapproved animals have been found at the rental, you risk being evicted.  Please remember to pick up after your pet and dispose of waste in the trash cans.  If pet damage is discovered after your rental, we will notify you of the damage and estimated repair cost.  


HOT TUBS:  Hot tubs are drained, cleaned and refilled after each guest stay.  The bromine floater in the hot tub should provide the proper amount of chemicals to maintain water quality, but sometimes due to weather conditions or heavy use, the water may become cloudy.  If you stay 5 nights or more, maintenance will stop by to do a mid-stay hot tub check and rebalance the chemicals if needed.  Hot tubs should not be used if you are pregnant or have a health condition where extended periods in hot water may not be safe.  Children must be supervised at all times and never left unattended in the hot tub.  Jewelry may become discolored from the hot tub chemicals.  Please shower before using the hot tub if you have used tanning oils or body lotions, as these will severely impact the water quality and may damage the motor.  Never add bath bubbles, salts or oils to the water.


COMMUNITY RULES:  Guests agree to abide by community rules and not to cause nuisance to any neighbors by their actions, noise, pets or other.  You risk being evicted if neighbors call the police to complain about nuisances.  Remember that there are permanent residents living in the area and you must respect their rights.  House parties are not permitted and will be cause for immediate eviction by the Sevier County Sheriff.


DAMAGE FEES:  We understand that "things happen" and do make allowances for minor damages.  However more extensive damages cannot be overlooked.  If a guest sits on the hot tub cover and breaks the foam insert, a replacement cover costs approximately $325 which you will be charged for.  Re-arranging the gas fire logs can cause damage and requires a maintenance call, with a minimum charge of $50 to reset the logs...more if the logs break.  Damage to the property by pets (or guests) will be charged according to the cost of repairs and we will provide you with a copy of the actual receipt.  Your electronic signature on the rental agreement means you agree to be responsible for timely payment of any damages beyond normal wear and tear.

GrandView (7 guests max) 2 king bedrooms, twin-over-full bunk bedroom

Water's Edge (4 guests max) 1 king bedroom, 1 queen sleeper sofa


MINIMUM AGE FOR LEASEHOLDER

We require the responsible party who signs the lease to be at least 21 years of age at the time of booking.  We do not accept rentals made by parents on behalf of their children under the age of 21.  Any reservation obtained under false pretense will be subject to forfeiture of lodging payment(s) and the party will not be permitted to check-in or evicted if already at the property.


GUEST agrees to indemnify and save LESSOR harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the GUEST, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises.
