CANCELLATION POLICY

  1.  Full refund if you cancel your reservation more than 90 days to your arrival date.*
  2.  If you cancel 60-90 days to arrival date, we refund all monies paid to date minus $200 cancellation fee.
  3.  No refunds with LESS THAN 60 DAYS notice to arrival date.

TRIP INSURANCE available through Homeaway is highly recommended for full protection of your vacation investment.  If you do not purchase trip cancellation insurance, you will be self-insuring your trip.

No refunds are given with less than 60 days notice for any reason, including weather, road conditions, Acts of God, mechanical failures at the rental, and health or personal reasons.  

*minus credit card processing fee of 3% if initial payment was made by credit/debit card.


PAYMENT SCHEDULE

FIRST PAYMENT: A deposit in the amount of $300.00 is payable within 5 business days of the date of reservation and will apply to your lodging total.

SECOND PAYMENT: The balance of your lodging payment is due 60 days prior to arrival. Upon receipt of your payment, we will email you the rental information PDF file with all the information for your stay.

THIRD PAYMENT OPTION:  Major holiday guests (Thanksgiving, Christmas and New Years only) may divide their second payment in half, with 50% of the balance due at 60 days and the remaining 50% due 30 days prior to arrival.

Note:  Checks returned for non-sufficient funds will be charged a $30 fee.


ARRIVAL/DEPARTURE

Check in time is 4:00 PM Eastern Time or later.  Check out time is by 10 A.M. Eastern Time.

Early check in is typically NOT available during peak periods such as holidays, the summer or the month of October.  During non-peak periods, your cabin may be ready earlier than 4:00 and you are welcome to call after 1:00 p.m. the day of your arrival to check status of the cabin.  Please call Amy Greener at (865) 357-1395 or (419) 345-5271.

On the day of your check out, refer to the checklist provided in your rental information PDF.  Please leave the house in good condition, with thermostat(s) set to the 75 degrees in the summer and 60 degrees in the winter and ALL doors and windows are locked and secured.  Place trash in outside receptacles and wash and return dishes to the cupboards.


GENERAL INFORMATION AND POLICIES

SMOKING IS STRICTLY PROHIBITED ANYWHERE INSIDE THE CABIN.  Please respect our cabins and the guests who will be at the cabin following your departure.  If smoke is detected by our housekeeping staff, we will notify you immediately and if remediation is required any costs will be charged to you.  You may smoke outdoors on the deck where buckets are provided for cigarette butts.  Please do not throw butts off the deck or in the parking area.  Again, we just ask for your respect and mindfulness toward fire safety.

EXCEEDING THE MAXIMUM OCCUPANCY IS GROUNDS FOR EVICTION.  If there are more people staying at the property than stated on your lease and it exceeds our maximum occupancy, you risk eviction by the Sevier County Sheriff.

VISITORS:  All undeclared guests (those not on your lease) must be approved in advance.  Please contact us if you plan to have friends or family stopping by for the day or overnight.  As long as the occupancy of the cabin is not exceeded, we are usually fine with guest visits.  We just need to make sure there is adequate parking and that there is no risk of any nuisance to the neighborhood.

WHAT WE PROVIDE:  Your rental includes the set up of the house with towels and bed linens.  There’s a starter supply of toilet paper and paper towels.  We provide hand soap, liquid dish soap, dishwasher detergent, and basic cleaning supplies.

NOTIFICATION OF OWNER:  If you find that something is not operating correctly, appears damaged or needs housekeeping attention, you agree to notify us of the situation promptly during your stay.  We will make every attempt to repair or correct the problem as soon as possibledepending on the nature of the situation.

If a service call is required, you agree to provide access to the property and pets must be secured.

WATER OR ELECTRICITY OUTAGES:  If basic utilities such as water or electricity experience a lengthy outage of more than eight (8) hours, we will attempt to move your party to another cabin, if available.  If the outage continues or we are unable to provide alternate accommodations, we will refund the portion of your stay that is impacted by the outage.  These situations are very rare but we want you to know that we will do everything possible to address the outage promptly with your comfort and safety in mind.

INTERNET AND PHONE SERVICE:  Each property offers high speed internet and free long distance phone service.  However, if there is an outage beyond our control, no refunds or rate adjustments will be made.  We will do our best to expedite any service calls, if necessary, and replace routers promptly if our equipment should fail.

***IMPORTANT***

The following cabins have LIMITED high-speed WiFi service due to their locations in the mountains.  At these cabins, you will NOT be able to use a Netflix account, stream video/audio, participate in online gaming, or conduct any sort of business that requires constant streaming such as stock trading programs.  You CAN surf the internet, send and answer emails, send photos to friends and family…essentially all forms of light bandwidth usage.  As the leaseholder, it is your responsibility to alert every member of your party to usage restrictions.  You will be held responsible for any overages by members of your party.

Your rental includes up to 2GB bandwidth usage.  If you exceed this amount, you will be charged $20 per GB over the 2GBs provided.  Payment must be made immediately by credit card.  Internet service will be suspended until you pay for any overages.  Cabins with limited Verizon MiFi or Dish Network satellite internet service include:

PET STAYS:  We offer dog friendly rentals at specific cabins.  All pet stays must be approved and appropriate fees paid in advance. If we are notified that unapproved animals have been found at the rental, you risk being evicted from the property.   You agree to pick up after your pet and dispose of waste properly.  Pets must be on a leash when off premises per Sevier County Animal Control.  Pets may not be left on the deck or tied outside while you are gone.  If your pet causes damage to the property, you agree to pay for repairs or replacement of property.

HOT TUBS:  Hot tubs are drained, cleaned and refilled after each guest stay.  The bromine floater in the hot tub should provide the proper amount of chemicals to maintain water quality.   If you request that the hot tub is drained and refilled DURING your stay, you agree to directly pay the housekeepers $25.00 for their service call.

Hot tubs should not be used if you are pregnant or have a health condition where extended periods in hot water may be not safe.  Children must be supervised at all times and never left unattended in the hot tub.  Jewelry may become discolored from the hot tub chemicals.

Please shower before using the hot tub if you have used tanning oils or body lotions as these will impact the water quality and may damage the motor.  Never allow pets to enter the hot tub. Do not use bubble bath, soap or similar products in the hot tub or you may incur a fee for additional hot tub cleaning service, as the residue can be time-consuming to clean from the lines.

COMMUNITY RULES:  Guests agree to abide by community rules and not to cause nuisance to any neighbors by their actions, noise, pets or other.  You risk being evicted if neighbors call the police to complain about nuisances.  Remember that there are permanent residents living in the area and you must respect their rights.  House parties are not permitted and will be cause for immediate eviction.

THEFT OR LOSS OF PROPERTY: You are solely responsible for all personal items brought to the property.  Please secure valuables while you are gone by placing them out of view, closing window blinds, locking all entry doors, etc. Our property insurance will not cover items brought into the cabin by outside parties.  When you are away from the cabin, check that all doors are locked and curtains or window blinds are closed.  We recommend that electronics and valuables are not left out in view.  If you will be gone for awhile, we recommend you leave on a radio or TV and a couple of lights so the house appears occupied.

FORGOTTEN ITEMS: If you believe you have left an item behind, contact Amy Greener (865) 357-1395 as soon as possible so we can have housekeeping search for your item.  If they have to make a special trip, there will be a $25.00 service call fee plus the cost to ship the item back.

DAMAGE WAIVER:  The $30.00 Damage Waiver is designed to cover accidental damage up to $300.00 (in labor and materials) such as stained sheets, torn quilt tops, gouged walls, broken dishes or minor scratches on furniture.  Accidental damage costs exceeding the $300.00 waiver coverage must be paid by the guest.  Negligent or willful damage is not covered by the waiver.  The individual who booked the rental is responsible for prompt reimbursement of any and all repair or replacement costs.  If reimbursement to Blue Mist Cabins is not made within 15 days of notification, legal action may be filed in Sevier County General Sessions Court.  Damage to the property by pets (or guests) will be charged according to the cost of repairs and we will provide you with a copy of the receipt.

YOUR ELECTRONIC SIGNATURE MEANS YOU AGREE TO ALL TERMS AND CONDITIONS AND WILL PAY ANY DAMAGES OR FEES WITHIN 10 BUSINESS DAYS OF NOTIFICATION.

MINIMUM AGE FOR LEASEHOLDER:  We require the responsible party who signs the lease to be at least 23 years of age at the time of booking.  We do not accept rentals made by parents on behalf of their children under the age of 23.  Any reservation obtained under false pretense will be subject to forfeiture of lodging payment(s) and the party will not be permitted to check-in or evicted if already at the property.

GUEST agrees to indemnify and save LESSOR harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the GUEST, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises.

These Policies and Procedures above are meant to protect you, our guests, and the cabin owners alike. All guests, as well as owners are required to conform to all Policies and Procedures.  We want you to have an enjoyable rental experience from Blue Mist Cabins!
